What to check before you sign a lease

Nine things worth confirming before you commit — from deposit rules to who fixes the boiler.
A lease is a contract, so read it slowly. Confirm the monthly rent, the deposit amount, and exactly when and how the deposit is returned.
Check the lease length and the notice period for leaving. Ask what utilities are included and get it in writing. Clarify who is responsible for repairs and how you report them.
Look for rules on pets, subletting, guests, and any fees for late payment. If the listing mentioned parking or storage, make sure it appears in the contract.
Finally, do a walkthrough and photograph the condition of every room on move-in day. It is the cheapest insurance you will ever buy.
