Leasing warehouse space: what to verify first

Clear height, floor load, docks and power capacity decide whether a warehouse fits — before the rent does.
Start with the numbers that are expensive to change: clear height under the beams, floor load rating, column spacing, and the number and type of loading docks.
Check electrical capacity and whether three-phase power and a dedicated substation are available. Ask about the maneuvering yard — can a full trailer turn without blocking the street?
Confirm permits and land use for your operation, fire-suppression coverage, and who pays for structural maintenance.
Finally, walk the roof and the drainage after rain. Water is the most common hidden cost in industrial buildings.
